Agree? International Living, Rocha and Real Estate
| Agree? International Living, Rocha and Real Estate International Living emailed me today saying "Buy in Uruguay Before This Happens""The stretch of coast around Rocha in Uruguay is set to be the next Punta del Este. When that happens, property prices will skyrocket. But right now, you can still buy a half-acre lot for less than $49, 000." What is going to happen? Apparently, on April 18, "a developer I know and trust launches his latest project." (to be clear I am quoting the International Living email). "The plans include a boutique hotel and spa." Blah Blah Blah I see... it is a sales pitch for that developers project... not a suggestion you buy your own land in Rocha... So what is this development really about? Is it a good deal? How can we get more information without using the special link in the email to sign up for $17? |

The coast of Rocha includes several hundred miles of deserted beaches/sand dunes. International Living is an organization which hypes property sales. Put the two together and you get a great deal of hot air and immensely inflated asking prices for bits of sand dunes in Rocha. Seems like International Living's usual approach to me :-) |

To give you an insider's view to investment in Rocha, things do really seem to be moving here (I am mainly talking La Paloma & La Pedrera) at the moment. We purchased land around 18 months ago, and are in the process of building a boutique resort complex with a 16 room apart hotel, cabins, restaurant & day spa. Since we have purchased the land, many more projects have been built or started in our area (Anaconda). With regard to prices, we have noticed things increasing, but there are still some good deals to be found. And if you think about value wise, it is more "accessable" here. You can buy something of good substance for your money, and if you are willing to rent it out in January, you can get a good return.I haven't heard of the particular project that IL are talking about, but one of the larger projects that has started is a subdevelopment with a golf course. Atijas Weiss are also advertising a development on the main street of La Paloma with starting prices of $80 000 for a monoambiente (36m2), although this won't be started until a percentage have been sold. However if you want to spend $80 000, you could do a lot better than an apartment! Rocha offers something different to Punta del Este, and more than just sand dunes:) |

If I seemed to be being rude about Rocha please accept my abject apologies as I really like the departmento. Any criticisms were directed at IL for their hype and inflated prices. If it wasn't for my old age and need to be near medical facilities, I'd probably have settled in the east of the departmento. Down here in Colonia you can't get coconuts but in Rocha you can :-) |

La Paloma and La Pedrera what is the ambiance in these towns ?We are in the Sixties, we feel young and don't mind at all to be around young people, we kind of like it and we relate good with this group. We just don't want to buy something in a place where in the Summer it's like Spring Break for young people in the United States. For Expats it's important to do their home work and not because the price sounds good when your comparing with the States or Europe, that doesn't mean that it's a good Uruguayan price. A lot of luck with your investment - We'll be there next year . My last time in Rocha I missed the last Train and slept in the Station on top of a big Brown table.(I hope it's gone) |

Don't worry Patrick, I have read some of your posts before, and didn't take the sand dune comment seriously! Jorge & Florence, with regards to the ambience in La Paloma, I really find it more of a family vibe. Although they cater a lot to the younger crowd with the few night clubs here, if you go down to the main street at night time during January & February, you will see mainly families out and about. And if you do come next year, let me know so we can show you what we are doing and some of the sights. |

Jorge, La Pedrera seems to be now a hot spot specially for young people. They have a very interesting Carnival parade (old style carnival with improvised costumes by hords of teens from the camping parks, not at all the organized parades of MDV), a lot of fun... and beer... However, the youth hot spot is moving from one town to the other from summer to summer; all within Rocha that is much cheaper than Maldonado, and thus the place where the young go. Unfortunately the current time schedule of our youth's night life is so mad (2:00am-8:00am) that interferes with adults and families trying to rest on their vacations. In La Paloma, the Intendencia moved all the discos to one place close to the port so they minimized the problems. But there's some time problems with loud drunken guys having fun at the streets at night. It is a constant tension between freedom for fun and regulation to protect the rights of the rest. Maybe there will be more regulations sometime in the future (for example: making disco schedules start earlier). La Pedrera has a rather higher status than La Paloma; the rich and famous that don't like Punta del Este are going there. La Paloma is more varied, with a higuer permanent population and some areas that are not very pretty, with homes more propper of a village of the Interior than a Balneario. There are some productive plans for La Paloma, also: there may be a new commercial port there in the future, wich in turn would force to reopen the railway for cargo trains. I don't think this will interfere with it's tourism activity. In fact, it could even be benefitial since the port would require more and more permanent services. However, if you are planning to buy property there, don't buy it near the port and the road and railway access cause, in the event the port becomes a reality, the traffic will affect you. The Anaconda zone that Tamara mentions, and other neighbourhoods of the west of La Paloma, would be away from the port zone and close to the new Natural Protected Area of Laguna de Rocha, wich may be a plus in the future. |
