Ken: Recommend you contact Nora Ghellab or Alan Smink at Reynolds Proprietades in Punta del Este at their website nghellab@realestate.com.ar They both speak fluent English and can help you out with property in Punta del Este. I bought my house in Punta del Este through Alan and about a year ago and recommend them highly. They are essentially buyers agents. You tell them what you are looking for and they will find you a suitable place. From the description of what you are looking for, you want a chacra, a small farm of about 10-15 acres. We are very happy with our house, and Punta del Este. Good luck and let me know how your adventure turns out.

What is the average cost of a house in Punta del Este? You talk about small farms of 10 - 15 acres, is that a common size of property and are they actually used for farmland or are they like a gentleman farmer's land?I would be very interested in hearing about the types of properties available in that area and the approximate costs of them.

I just checked houses in Punta del Este on Buscando Casa and they have 1151 listed. I see some as low as US$53, 000 and you can go to the moon.To see this, click the link below then: Click Ventas (sales) on the pull down menu that says LUGAS select Punta del Este on the pull down menu IMMUEBLE select Casa click Buscar You see some general listings and on the left a list of neighborhoods, click on the one you are interested in. For farms, select Charca/Campo instead of Casa On 5 hectare farm in La Barra, Punta del Este is listed for US$85, 000 Many, including myself feel that internet listings of property will focus on the higher end properties. Once you get serious you need to start pounding the pavement and figure out the difference between an $53, 000 house and a $150, 000 or $450, 000 one.

I have been looking at the properties listed in different areas of Uraguay and the prices shown are much higher than for the same properties here in the USA. The listings say: US$185, 000 TO US$600, 000 for 2 and 3 bedroom apts. Or as much as US$12, 800 per month for rent. Are these prices in North American dollars or in Uraguayan Pesos? What are the current wages for for plumbers, electricians, masons, ect.? What are the average rents for small houses or small apt's.? What is the average costs of utilities (in United States dollars per month)? Also what are the costs of a gardner and house keeper? Thanks much! Doug Penskofer

You posted this in Punta del Este and you'll probably find prices much higher there than in Montevideo or other locations.If a price is listed with just a $ it is probably pesos (though for example at the Jewelery stores they will have items listed with $ signs and a little note somewhere as to whether it is a pesos or dollars... so in the same window you might see $100 and $800 where the $100 is US dollars and the $800 pesos!) US$12, 800 may well be a rent in Punta del Este... and $12.800 (US$609) pesos a possibility in Montevideo. The apartments (condos) whether purchased or rented always have a "gastos comune" common fees. You get a detailed accounting every money and they can run from a few hundred pesos (unlikely) to $15, 000 pesos or more per month. This can include water, door man, heat, etc. We pay $3, 100 pesos/month (and that includes part time door man and heat). Buscano casa (see link below) can give you an idea of current prices. Also review the newspaper ads in El Gallito online: http://www.gallito.com Watch out for the ones offering financing. The price is often listed as the downpayment only and no mention of the actual cost, payment, or terms. Our housekeeper (not full time) gets 50 pesos an hour plus one bus fare (per day). The BPS taxes (social security, health care) adds about 60% on top of that.
