Inmobilaria payment

My husband and I will be visiting Montevideo for the first time starting tomorrow. We are meeting with an inmobilaria on Monday.

Our only other experience with international real estate is in Panama, where the real estate agent expected a fee to shuttle us around all day, showing us properties. I was wondering...in Uruguay do inmobilarias expect a tip or a fee? Nothing has been mentioned, but I just want to know what to expect.

I have not heard of a fee for showing properties... but do let us know if you run into that.

For finding you a rental they will expect a commission... 1 month rent for a year contract. 1/2 month for a six month contract and 10% for a 3 month contract.

Commissions for property purchases are probably more on par with what we're used to in the usa.

I agree with Glen in regards of renting. 1 month rent for a year contract is the standard fee for an inmobiliara. You may add or not the IVA (taxes). If yes, add a 22% IVA on the top of the monthly commission rent.

It is not really your choice of adding the 22% IVA or not. It is required, but not all inmobiliaras charge it. It might be negotiable. The commission probably isn't.

You can find places for rent (and sale) by owner by looking in El Pais and signs on properties.
