Building Costs in Uruguay

Thank author of this post/commentDoes anyone any idea what the average building costs per square meter are in Uruguay, specifically in the area between Atlantida and Piriapolis. Im talking more foundation plumbing rough in, wiring and electrical connection, and frame up costs. I am not necessarily looking for finishing costs. I know thay can vary from the quality of cabinets, flooring, fixtures, exteriors, ect.

Any comments would be appreciated.

It all depends on what you want to build.

Here in rural Colonia a new build using concrete/steel framing with cavity walls of local brick c/w expanded polystyrene infill, insulated concrete roofs and aluminium windows externally rendered and tiled throughout comes out at approximately 420 U$S/square meter excluding the cost of the land.

I'd expect costs on the coast to be about twice this sum but because prefabricated materials like concrete beams are available in those areas, construction speeds should be twice as fast as the glacial speeds we achieve down here.

Hi Terry,

I'm sure you're discussing construction prices including labour, and from what I have heard prices can really vary depending on the builder jere.

As I have said in other posts in this forum - things are NOT built or finished to the same standards here in Uruguay. If you go for a run-of-the-mill Uruguayan construction company and are impressed by their low prices, keep in mind that you will have to watch them every step of the way to ensure things are done right (and thats if you're lucky enough to have a background knowledge of construction yourself to be able to tell them what you want).

There are very few construction companies that carry out projects to standards even close to what you would expect in Europe or the US, those that do charge more.

To expand on what Elaine said, you better know what you're doing if building from scratch, or have a good architect that knows how to build by standards expected in the north.

For example, large cracks in interior masonry walls are common. Inferior materials or the wrong stuff is used by many of the locals. This is pretty nitty gritty.....reading the specs in Spanish on a bag of masonry material and knowing if it's right.

I'd agree with both the above.

Constant supervision is vital if you want the job done to anything approaching northern standards. IME its not that local constructors are wicked or lazy... its just that they have no experience in northern ways of doing things.
