| anyone have problems finding water for a well on your property? We purchased land in Punta Ballena, the well people are saying we need to get a geographical survey due to they can't find water. The houses that surround us have water and we are very close to La Pataia and Jazz club. Are we getting ripped-off or is this the norm? We also decided to have our friend from Brazil come to uruguay and build our home as the price for a 2200 sq ft home has gone up from 360, 000 for 660, 000. We were told by our arquitecs that they have to check with the municipal to see if we can have someone build the home and that they want to see the work of the person first. I feel that our dream of finally going somewhere we love is turning into another " get the gringo" situation. |

Did you research the water and construction issue before you purchased?If you are having your friend come from Brazil to build the house and the price has nearly doubled... not sure how that relates to 'get the gringo' in Uruguay? Did your friend double the price? Or is his price double what an Uruguayan builder wanted? Maybe you should get a second opinion from a different architect. |

We have received 3 different quotes from Uruguayan contractors and that is how we have gotten the high prices. We thought if our friend from brazil comes down to uruguay to build it, it won't be so high. We were told that water/electric were available to the property. |

Take into account labour and professional regulations. Even if your friend makes the project, he would have to register the project through a uruguayan architect. Unless your friend has validated his title in Uruguay, wich is not likely. Also, your friend will be working in Uruguay without permision. This is not a big deal in most cases. However, one of the most inspected things in Uruguay is home construction. The BPS officials will most probably make an inspection, and they won't like to find illegal workers there. I guess if you have doubts about the quotations they have given you, you may try and look for some more. A normal Uruguayan home should be about 1.000 dollars per sqare meter. Maybe a little more with these days weak dollar. Of course Uruguayan homes are rather simple; if you add central heating, high quality pavements, and a lot of bathrooms, the per sqare meter price would go up. |
