| take an agriculture land on a lease Hi All, Will be much appreciated if some can help me and say How difficult it is to take agriculture land (for a cattle raizing for example) on a lease in Uruguay? I'm an foreigner and can't get trustworthy information about it. One person said that it is absolutely impossible for foreigner to take agriculture land and it sounds as "to lease an oil derrick". As far as I know there is no legal ban on foreigners leasing agricultural land. I live in an area of small farms where both 5 year agricultural leases and more informal grazing licences (less than 365 days) are not uncommon.Some years ago the former government proposed various restrictions on the foreign ownership of agricultural land situated within 40 kms of land borders but the proposals were mostly aimed at Argentino and Brasilian ranchers and as far as I know, the proposals were never passed into law. The only difficulty a foreigner might face comes in persuading the land owner of his ability to pay the rent as overseas-based guarantees are generally viewed with suspicion. |

Thanks Patrick, To lease lend I should pay the rent money and give some additional money as guarantees? I thought that it is possible to pay rent money in advance (for 1 year) and it will be the guarantee. Thank you Patrick for your help. |

For residential and commercial properties in Montevideo, advance payment of rent will not avoid requirements of guarantees. Can't comment on agricultural property.As Patrick can attest, the PURCHASE of agricultural land by foreigners is not an issue at all. Thanks GlenI have not enought money for land to purchase -:)) It's very expensive for me. My plan is to take land (about 1000 ha or so) on a lease and purchase a cattle and live in Uruguay raizing the cattle. |
